Fire Safety Systems & Equipment
AOV System – Automatic Detection is Installed
The premises has an Automatic Smoke Ventilation system. The control panel is located just inside the main entrance. The system is activated by automatic smoke detectors installed in the escape routes.
THE AUTOMATIC SMOKE DETECTORS MUST NOT BE PAINTED, OBSTRUCTED OR COVERED.
Any process which creates dust or an aerosol in the vicinity of an automatic detector may compromise or contaminate it. If possible carry out such tasks outside the building. If such work has to be carried out inside the building, any detectors in the vicinity should have a temporary dust cover fitted to prevent contamination which is removed as soon as work is completed.
There is a FALL RISK in the AOV shafts. The premises has 4 AOV shafts which open onto the roof. Take extreme care when working on the roof. There are vent doors to each shaft on each floor. DO NOT ATTEMPT TO ENTER THE SHAFTS. Never obstruct the vent shaft doors. Be aware that there is an entrapment risk with automatic doors.
The main entrance doors are linked to the AOV system to open automatically if a fire is detected. Holding these doors open manually for prolonged periods may damage the mechanism. If you need the doors holding open for loading, please contact ADAM COOPER for access to the manual over ride key.
Do not attempt to remove or disable any part of the AOV System, even temporarily. If you accidentally activate the system, please contact ADAM COOPER immediately.
Fire Compartmentalisation & Fire Doors
The premises has fire compartmentalisation and fire resisting doors fitted throughout. Breeching the fire compartmentalisation will defeat it’s effectiveness. Any channel created passing between comparements must be propperly fire stoppered / sealed to equal rating to the compartment. For this building the rating is F90 on escape routes, between apartments and surrounding plant closets.
Cross-corridor fire doors at Chantry Waters have magnetic hold-backs which release when the AOV system is activated. These doors must never be obstructed to prevent them closing.
Fire doors must not be removed, altered or wedged open unless work is being carried out on the door itself. If the fire door is unavoidably temporarily compromised, interim controls should be put in place. Any door furniture or signs added to fire doors MUST be rated for fire door use.
Fire Safety Signage
Do not paint over or obstruct health and safety signage. If a sign has to be temporarily moved to allow work to take place, it must be reinstated as soon as practically possible and by the time of the completion of works.
Emergency Escape Lighting
Do not paint or obstruct any emergency lighting luminaries. If the power to the emergency lighting circuit has to be isolated, ensure it has been turned back on. Do not leave the power to the emergency lights turned off for extended periods, unless this is necessary to work on the system itself.
Emergency light test key switches are located in the plant riser on each floor (located in the lift lobby to the left of the firefighting lift).
Fire Exits
Do not obstruct stairs, exit or escape routes during works. If this is completely unavoidable (e.g. work on a door) then the area to which access is restricted must be taken out of use for the duration of the work.
Fire Extinguishers
Fire extinguishers are located:
- Water Spray (Class A) – Lift Lobbies 1F – 8F
- Water Sprays (Class A) – Escape Stairs Landings 1F-5F
- CO2 + Powder (Class ABC + Electrical) – Outside Near Garage Plant Rooms
- Foam (Class AB) – Ground Floor Lobby
If your work introduces a fire hazard not covered by these extinguishers, you must provide a suitable extinguisher for the duration of your work.
Firefighting Lift
The premises has two passenger lifts. They must not be used in the event of a fire.
The left hand lift is a FIREFIGHTING LIFT. In the event of a fire it must ONLY be operated by the Fire and Rescue Service.
Never attempt to force open the lift doors or enter the lift shaft. FALL RISK!
The lift is under service contract and must ONLY be worked on by authorised persons. Please ask ADAM COOPER to contact our service contractor if your work may affect the lift.
Emergency Generator
The premises has an emergency back up generator to power the Firefighting Lift. This is located in the External Plant Room. Wear ear defenders if entering this plant room whilst the generator is running.
The firefighting lift is connected to this emergency generator and battery. There is an electrocution risk even when the mains power supply is isolated. The distribution and control board for the firefighting lift is located in the middle Electrical Plant Room off the Near Garage.
Fire Safety Precautions
Competency and Permits to Work
Permits to Work are issued by ADAM COOPER of Waterside Management (Wakefield) Ltd.
Contractors may not work on an aspect of the premises which they are not qualified and competent to do so. All workers on site must have a MINIMUM of Basic Fire Safety Training appropriate to their role. A Permit to Work will be issued once your qualifications and competency have been verified.
You must complete a suitable and sufficient assessment of risk for the task you will undertake, and implement all reasonably practicable controls to minimise risk from any identified hazards before commencing. You must inform ADAM COOPER of any significant findings of your risk assessment that may affect residents.

Hazardous Substances
If the use of hazardous chemicals is required on site for maintenance purposes then a suitable and sufficient assessment of risk must be carried out and the recommended controls put into effect. ADAM COOPER must be informed of any significant findings of your risk assessment. The minimum quantities required should be bought to the premises and taken away at the end of each session of work.
Waste Management
There is insufficient capacity for disposal of trade, maintenance and construction waste at the site. There is no suitable safe place at the premises for storing accumulations of such waste. Waste must be removed daily from site and disposed of legally and safely.
If the planned works will produce a large quantity of waste, a suitable lockable, lidded skip may be rented for the site with the permission of Waterside Management (Wakefield) Ltd.. Please contact ADAM COOPER to arrange this.
Any skips must be located at least 5m from the building.
Remote Areas & Lone Working
Working Alone is NOT PERMITTED in remote and hazardous areas of the premises.
These include, but are not limited to:
- The lift shafts and pits,
- The roof and roof voids,
- The AOV shafts.
When working in these areas, personnel (whether employees or contractors) must have a second competent person on site who remains in constant communication with the worker in the hazardous area, who can alert them in the event of a fire or other emergency and can monitor the welfare of the worker.
Portable Electrical Appliances
All mains portable electrical appliances (including 110V) must be PAT tested in line with the guidance in HSG107. Only battery operated and 110V power tools are permitted to be used for works at the premises. Do not allow cables or leads to cross escape routes, pose a trip hazard or be placed where they may be vulnerable to damage.
Hot Works
HOT WORKS ARE NOT PERMITTED IN THE PREMISES WITHOUT A FURTHER SPECIALISED ASSESSMENT OF RISK AND A PERMIT TO WORK BEING GRANTED BY
WATERSIDE MANAGEMENT (Wakefield) Ltd.
Working at Height
Working at Height is NOT PERMITTED when working alone at the premises, other than for low-level short-duration work (i.e. using a small stepladder for 30 minutes or less). When working at height, including working on the roofs, personnel (whether employees or contractors) must have a second competent person on site who remains in constant communication with the worker working at height, who can alert them in the event of a fire or other emergency and can monitor the welfare of the worker.
On Site Storage During Works
There is very limited space on the site for storage of materials or equipment during works. If you need to arrange storage space, please contact ADAM COOPER.
UNDER NO CIRCUMSTANCES SHOULD THE ELECTRICAL PLANT ROOMS IN THE NEAR GARAGE BE USED FOR STORAGE OF ANY KIND.
Smoking
Smoking is not permitted anywhere inside the premises, garages or on the terraces or balconies. Smoking is permitted in the grounds so long as smoke is not allowed to blow back into the premises, and any smoking waste is contained safely.
Parking
Do not park in the areas marked with double yellow lines at any time. Even for loading. There are areas of the car park reserved for emergency vehicle access. These are marked with DOUBLE YELLOW LINES.
- In front of the main entrance.
- In front of the Dry Riser Inlet.
Vehicles obstructing emergency access areas may be removed without warning by the emergency services. No responsibility can be taken for damage or loss to vehicles parked obstructing these emergency access areas.
